Before you choose an off-plan home.
Ask better questions about the developer, approvals, milestones and delivery.
Verify the developer and land
Ask for the developer’s legal identity, authority to market, the underlying land arrangements and independent professional advice.
Understand what has been approved
Ask which permits and plans are approved, who reviewed them, and whether the offered unit matches the approved documents.
Read the unit schedule
Review the exact unit, carpet/built-up/common areas, specification schedule, changes policy, parking and shared facilities. Renderings are illustrative.
Examine payment and handover terms
Have a qualified adviser review milestones, delay clauses, cancellation/refund terms, handover conditions and any protection arrangements.
Verify progress independently
Ask for dated progress evidence and arrange permitted site inspections. An estimated date or attractive rendering is not a completion guarantee.
Bring in the right professional.
This guide is general educational content for the development preview. Current legal, tax, land, licensing and lending requirements depend on your situation and must be checked with qualified local advisers.
